A sauna in a Dubai apartment: what the building will ask for
Short answer: before a sauna goes into a Dubai apartment, the building's management will usually want to see 5 things: drawings of the cabin, the heater's installation manual, the electrical load and supply, where the cabin's air goes, and how fire risk is handled. Have those ready and the approval is routine. Sauna Dekor Spa Solutions builds saunas for apartments and villas; this is the file we prepare.

A villa owner mostly answers to themselves. An apartment owner shares a structure, a power supply, a ventilation system and a fire strategy with every other flat in the tower. That is why the questions about a sauna come from the building, not only from the owner, and why they are best answered before the cabin is ordered.
What will the building management ask to see?
A short technical file. In our experience it covers 5 items: a plan and section of the cabin in the room, the heater's data sheet and installation manual, the electrical load and how it is supplied, the air path in and out of the cabin, and the contractor's documents and method statement. Each building sets its own list.
| Item | What it answers | Where it comes from |
|---|---|---|
| Plan and section | Size, position, distance to walls and ceiling | Sauna builder |
| Heater data sheet and manual | Power, supply, clearances, intended use | Heater manufacturer |
| Electrical load and supply | Whether the flat's supply can carry it | Electrical contractor |
| Air path | Where fresh air comes from and where used air goes | Sauna builder, heater manual |
| Contractor documents | Who works on site, when, and how | Contractor |
The heater manual carries most weight, because it is written by the manufacturer and states the conditions the heater was designed for. It is the document an inspector or facilities manager can check a drawing against.
How much power does an apartment sauna need?
It depends on the heater, and the heater depends on the cabin. As one example, the EOS Cubo 2+ heaters run from 7.5 to 12 kW on a 400 V 3N supply, according to the manufacturer's manual. Smaller cabins use smaller heaters. The phase and supply always follow the chosen heater's installation manual, not a general rule.
This is the question that most often stops an apartment sauna. Many flats have a supply sized for air conditioning, cooking and a water heater, not for another large fixed load. The electrical contractor checks the flat's supply, the board and the cable route, and the building confirms what it allows. The heater needs its own circuit, and the manual sets how it is connected and protected. Our page on sauna electrical requirements goes through the supply, breaker and cable questions in detail.
Where does the sauna's air go in an apartment?
Into the room the cabin stands in, in most designs. A sauna needs fresh air near the heater and an outlet for used air, and the building will ask where that outlet discharges. Tylö recommends that inlet and outlet both open into the same space, and advises against discharging sauna exhaust outdoors.
Apartments add a constraint: the room around the cabin, often a bathroom, already has an extract fan connected to the building's system. Harvia's manual for The Wall heaters covers this case: if the cabin's exhaust vent opens into the washroom, the gap under the sauna door must be at least 100 mm and mechanical exhaust ventilation is mandatory. That is the kind of detail the building wants to see on the drawing. Where exactly the vents go is set by the heater manual; our page on sauna ventilation explains the options.
How is fire risk handled in an apartment sauna?
By the heater's own safety devices, by the control unit, and by what is kept out of the cabin. The EOS manual requires a timer outside the cabin that cannot be overridden, limits private saunas to 6 hours of operation without automatic restart, and states that no power sockets may be installed inside the cabin.
Three more points answer the building's usual questions:
- Safety temperature limiter. Mounted above the heater, where the cabin is hottest, as the control unit's instructions specify. It cuts power if the temperature runs away.
- Clearances. The heater manual gives minimum distances to walls, benches and the ceiling. The drawing shows them.
- Materials outside the cabin. The cabin carries its own insulation and lining, so the heat stays inside it and the apartment's walls are not used as the sauna's walls.
A Finnish sauna runs at 80–100 °C. Inside the cabin that is normal; outside it, the walls of the flat should not notice.
Will the floor take the weight of a sauna?
In most apartments, yes, but the building may ask for the figure. A sauna's weight sits in its panels, benches, glass and heater. The EOS Cubo 2+ heater alone weighs 34 kg, with about 45 kg of stones on top, according to its manual. The total is spread over the cabin's footprint, not concentrated in 1 point.
Floors with underfloor heating, raised floors or waterproofed bathroom floors need more thought than the weight itself. The cabin floor must not damage the waterproofing under it, and if the sauna sits in a bathroom, the shower water must not run under the cabin. Our note on a bathroom sauna covers that layout.
How is a sauna brought into an apartment tower?
In panels, through the service lift, during the building's permitted working hours. A sauna cabin arrives as prefabricated wall and ceiling panels, benches, glass and the heater, sized to fit the lift and the corridors. A single sauna takes about 2 weeks to install, depending on scope.
The building usually sets rules for the job itself: booking the service lift, protecting corridors, working hours, noise, waste removal and who supervises. We agree these with the facilities team before delivery. Large glass panels are the item to check first, because a glass front that does not fit the lift has to be redesigned in smaller pieces.
What should an apartment owner prepare before asking?
4 documents and 1 decision. The documents are the cabin drawing, the heater manual, the electrical check and the contractor's paperwork. The decision is where the cabin's air goes, because it shapes the drawing and the electrical scope. With those, the building can answer in 1 review rather than several.
- Cabin drawing: plan and section with heater position and clearances.
- Heater manual: the manufacturer's installation and operating instructions.
- Electrical check: supply, board and cable route confirmed by an electrician.
- Contractor paperwork: the documents the building asks for.
- Air path: inlet and outlet positions to the heater manual.

Frequently asked questions about a sauna in a Dubai apartment
Do I need permission to install a sauna in my apartment?
In a shared building, expect to ask the building management before work starts. A sauna adds a fixed electrical load and needs an air path, so most buildings want drawings, the heater manual and the contractor's details before they approve it.
Can an apartment sauna run on a normal socket?
A traditional heater does not plug into a socket: it needs its own circuit, connected as its installation manual specifies. The phase and protection depend on the heater chosen, so the electrician checks the manual and the flat's supply first.
Does an apartment sauna need an outside vent?
Usually not. Tylö advises letting the cabin's inlet and outlet open into the same room rather than outdoors. If the outlet opens into a bathroom, Harvia's The Wall manual asks for a 100 mm door gap and mechanical exhaust.
Is a sauna a fire risk in an apartment?
A heater installed to its manual has a safety temperature limiter and a timer. EOS requires the timer outside the cabin, limits private saunas to 6 hours of operation and forbids sockets inside. Clearances on the drawing do the rest.
How long does it take to install a sauna in an apartment?
A single sauna takes about 2 weeks to install, depending on scope. Building approval, lift bookings and electrical work can add time before that, so start the approval file early.
Can I put a sauna in the bathroom of my apartment?
Often, yes, if the cabin stays out of the shower's splash zone and its floor does not harm the bathroom waterproofing. The air path then has to suit the bathroom's extract fan, which the heater manual addresses.
